As promised, I have spent a little time looking at the sales figures for the past year in Anderson Valley and have it ready to share with you. I also have the figures for the previous two years for a little comparison.
2010 saw eleven residential sales, with one currently in escrow, and ten land sales, with three currently in escrow. The prices ranged from a very low $90,000 to a high of $950,000 for residential sales and from $162,000 on the low end for land to the anomaly high of $6,000,000 for the Day Ranch. Discounting the two end figures for both types of sales, we find an average price of $439,338 for land sales and $393,222 for residential sales.
2009 had twelve residential sales with prices ranging from $198,000 to $800,000, with an average (just throwing out the low end this time) of $454,067. There were only four land sales and they were for $150,000, $300,000, $325,000 and $800,000.
2008 saw seven residential sales, from $280,000 to $1,495,000; throwing out the high end this time, the average is $517,083. There were 18 land sales in 2008, ranging from $40,000 to $3,200,000. The average price for land, eliminating the two ends, was $500,794.

The number of residential sales seems to be holding fairly steady but land seems to be a bit all over the place, high one year, really low, then back up again. What about the number if currently available properties? There are eighteen residential properties and eight land properties available currently. We will have to see what 2011 brings - will prices continue to drop? Will things level out some? Will the number of sales increase, drop or remain steady? Well, I'll keep you posted.
